20 Questions

There are 20 questions on the form located Here.

 These are the basic questions you should have the answers to prior to making an offer on any home or condominium. All of the answers are available either from the Realtor, homeowner, local records, or the MLS listing sheet. Any information on the MLS listing sheet should be verified as some have been found to be inaccurate. If it says CBS/FRAME on the listing sheet, the home is most likely constructed using a wood or metal framing method. Not, concrete block.

Permit information can usually be obtained for free from the local code enforcement office in the city/county where the home is located. If your home is located in Fort Lauderdale, a permit search can be performed on-line. As more cities make the permit information available on-line, their sites will be added below.

Polybutylene

Some Insurance companies will not issue homeowners insurance if the previously mentioned items are present. Here are a few more:

ELECTRICAL:

  • Any active knob & tube wiring

  • Less than 100 amp service

  • Any active aluminum Romex® or similar aluminum cable

  • Aluminum branch wiring (aluminum service wiring is acceptable)

  • Overload protection with plug-type or type S, SL, T, TL, W or circuit breaker fuses

  • FPE "Stab-Lok" breaker Panels

  • Zinsco/Sylvania Breaker panels

  • Certain Challenger electric panels.

PLUMBING:

  • Polybutylene pipes

  • PEX type plumbing piping

  • Lead, cast iron, or clay supply lines

  • Galvanized steel supply lines (unless inspector indicates no reduced water flow or rust)

  • Tank style water heaters over 20 years old

  • Active leaks

HVAC:

  • Portable heaters as primary heating source

  • Furnace/heat exchanger over 20 years old

  • Primary source of heat must be controlled by a wall-mounted thermostat

  • Systems older than 20 years

ROOF:

  • Layering of shingles

  • Rolled asphalt or composite roofs

  • Metal roofs (raised-seam or standing-seam roofs are acceptable)

  • Wood shingles or wood shake roofs

  • Asbestos shingles

  • Asphalt or composition shingle roofs greater than 20 years old

  • Damaged roofs, patched roofs, roofs in need of repair or in poor condition

  • Damaged or missing soffit or fascia
